Most people find out the condition of their wiring at the worst possible moment. An inspection replaces that with information: what your installation actually is, what condition it is in, what is genuinely unsafe, and what is simply old but fine. No alarm, no upselling — a written picture you can act on at your own pace.

When an inspection is worth doing

There are a few moments where an inspection earns its cost several times over. Before buying a resale flat, so you know what you are taking on. After a fire, flood or serious water leak. Before letting a property. And when an installation is simply old enough that nobody knows what has been done to it over the years.

It is also the right first step when there is a persistent problem nobody has managed to solve — the tripping that comes and goes, the light that dims for no reason, the socket that has never worked.

  • After water damage, flooding or a monsoon leak into a wall
  • Before letting a property to tenants
  • When an installation is more than fifteen to twenty years old
  • After any incident — a shock, a burning smell, a small fire
  • When recurring faults have not been resolved

Earthing deserves its own attention

Earthing is the part of a domestic installation most often found wanting, and it is the part that matters most in a fault. We check that an earth actually exists at the points that need one, that it is continuous, and that the earth pit or building earth is in usable condition rather than corroded away.

In flats the building earth is shared, so our check covers what reaches your consumer unit and how it is distributed from there. Where the arrangement is inadequate we say so clearly, because this is the one finding worth acting on immediately.

If you have ever felt a tingle from a tap, a geyser body, a fridge door or a washing machine casing, treat it as an earthing fault and get it checked without waiting. That sensation is current finding a path through you.

A report you can actually use

Our report lists what was inspected, what was found, and a plain-English grade against each item: unsafe and needs immediate attention, needs work reasonably soon, or acceptable and worth monitoring.

You are under no obligation to have us do the remedial work. The report is yours, it is written so another electrician could work from it, and we are happy for you to take a second opinion on anything in it.

How long does an inspection take?

Two to four hours for a typical flat, depending on size and how accessible the board and circuits are. Larger properties and shops take longer.

Will you have to switch the power off?

For parts of it, yes. Insulation testing requires circuits to be dead. We plan the sequence so the interruption is as short as possible and tell you in advance.

Should I get an inspection before buying a flat?

It is one of the more useful checks you can make on a resale property. Rewiring is expensive, and knowing before you negotiate is worth a great deal more than finding out after you move in.

Do I have to use you for any repairs found?

No. The report is yours to act on however you like, and it is written clearly enough that any competent electrician can work from it.
