These are not neglected properties — quite the opposite. But an installation put in twenty-five or thirty years ago was designed for a household that used a fraction of the electricity a modern one does, and that gap is what brings us out here most often.

Good buildings, tired wiring

The bungalows and older apartment blocks around City Light were well built, and the fabric has lasted. The wiring inside them frequently has not. Insulation from that era goes brittle, terminations discolour, and the original board layout bears no relation to what the house now runs.

The most common recommendation we make here is a staged rewire — not ripping everything out at once, but replacing the circuits that carry real load, upgrading the board, and leaving the sound lighting runs until they need attention. It spreads the cost and the disruption, and it addresses the actual risk first.

We also see a lot of bungalows where a floor has been converted or let separately over the years, with circuits extended in ways that made sense at the time. Untangling that and giving each part its own properly fed sub-board is satisfying work and it makes the whole property easier to live with.
